A property on Grosvenor Place, which is officially the capital’s most expensive street this year, costs 53 times more the average London home (£540,000) – and over 100 times more than the typical UK property (£270,000).
As in previous years, Chelsea, Kensington, Mayfair and Holland Park continue to dominate the list, with ultra-luxurious, ultra-expensive new developments dragging new streets, like Grosvenor Place, into the top 10.
“At the very top of London’s market, these streets show how the mix of location, history and luxury amenities drives value.
“From Knightsbridge with its proximity to Hyde Park and Harrods, to Grosvenor Square in Mayfair, these addresses are steeped in elegance and architectural splendour,” says Amanda Bryden, head of mortgages at Lloyds, which provided the research.
“It’s important to remember properties for sale in these sought-after locations are few and far between, highlighting the exceptional cost of individual properties, rather than lots of homes changing hands – the blend of parks and garden squares, and owning a home in a historic address, are all ingredients that keep demand strong.”
Due to the low number of sales on each street, Lloyds used Land Registry data from the past five years, up to September 2025, to calculate the most expensive.

Prices at The Peninsula Residences start at £14.95 million

Running from Hyde Park Corner down past Buckingham Palace Gardens, Belgravia’s Grosvenor Place claims this year’s top spot.
With an average price of £28,553,596, a home on this street costs 106 times more than the typical UK property.
Much of the street is commercial, home to Cleveland Clinic, a private hospital run by the American healthcare group, and Peninsula London, the capital’s first billion-pound hotel.
But boosting Grosvenor Place’s residential offering —and catapulting it to the top of this list— are The Peninsula Residences: a development of 25 ultra-luxurious homes atop the five-star hotel, which launched in 2023.
Prices for the residences start at £14.95 million for a two-bedroom, 2,174-square-foot apartment, while another three-bedroom property is listed on the open market for £27.95 million.
Residents have access to the hotel’s full services, including 24-hour concierge, private dining, a 25-metre swimming pool, valet parking, a gym and treatment rooms.
Buyers in the development include US billionaires like WhatsApp founder Jan Koum, Blackstone founder Stephen Schwarzman and Kenneth Griffin, CEO of the hedge fund Citadel, according to reports in the Financial Times.

One Hyde Park, where Nick Candy’s £175 million duplex penthouse has been on the market for four years

Knightsbridge, which meets Grosvenor Place at Hyde Park Corner, has long been one of the country’s most expensive streets. This, in part, is due to the Candy brothers’ £1.2 billion One Hyde Park, a collection of 86 eye-wateringly expensive properties which launched in 2009.
As well as sheiks, oligarchs and billionaires, owners of the ultra-luxurious apartments have included Kylie Minogue and the Candy brothers themselves.
Nick Candy’s duplex penthouse, which features a Japanese-themed kitchen, wraparound terrace and cocktail bar, has been on the market for £175 million for the last four years.
Last year, an apartment at One Hyde Park was rented for a staggering £25,000 per week (£1.3 million a year), according to Beauchamp Estates, making it one of the biggest letting deals of 2024.
Opposite is Knightsbridge Gardens, London’s first “super-prime residences to rent” scheme which opened in 2023. The 33 apartments were initially advertised for up to £9,000-a-week – 17 times more than the average London rental.
Earlier this year, a 9,400-square-foot penthouse at The Knightsbridge Apartments was listed with Park Lord for £80 million, making it the most expensive property in the country to be publicly marketed on mainstream portals. It received a £10 million price cut in September, and remains on the market.

Plans for the penthouse at the top of The Glebe
One of Chelsea’s most desirable addresses, Glebe Place is a pretty residential street which joins King’s Road.
It is home to a collection of grand Victorian and Edwardian terraces, as well as historic artist studios, including Turner Studios, where the Romantic artist Joseph Turner is said to have worked.
There have been some huge sales in recent years at The Glebe, a discreet, super-prime development of seven apartments and two new-build villas, each with their own private spas, gyms and swimming pools.
The penthouse sold for £68.25 million in 2023, according to Land Registry records, while the most recent sale, last year, was a £22.1 million apartment.

Grosvenor Square is consistently one of the capital’s most expensive addresses

Grosvenor Square is consistently ranked one of the capital’s most expensive streets, thanks to its collection of lavish branded residents and apartment buildings.
1 Grosvenor Square, for example, has “embassy-level” security and apartments retailing at up to £26.5 million, while the Four Seasons private residences at 20 Grosvenor Square cost up to £39.5 million, featuring a spa treatment suite, cinema, wine room, creche and 25-metre pool.
Last year, the Grade II* listed Georgian townhouse at number 38 sold for £42 million, while a fifth-floor apartment at 47 Grosvenor Square which used to belong to Countess Raine Spencer, stepmother to Princess Diana, sold for £10 million to an Indian business tycoon.
The square itself, though, is currently closed for a year for a comprehensive overhaul, which will see the introduction of 70,000 new plants, 44 new trees, a kiosk serving refreshments, new public toilets, 300 additional places to sit and improved lighting and CCTV.

Houses on Ilchester Place

The expansive, neo-Georgian houses on Holland Park’s Ilchester Place are popular with London’s rich and famous for good reason. The Beckhams, Robbie Williams and Jimmy Page all live nearby.
With some Ilchester Place properties backing onto the park, homes often boast vast basement extensions (like Williams’ contested one), swimming pools, modern interiors and landscaped gardens.
The last house to sell on the street went for £18 million last year, with 6,360 square feet of space, seven bedrooms, two studies, three reception rooms, a games room, gym, home cinema and wine cellar.

Chelsea Square

Nestled between Fulham Road and King’s Road, the smart, red brick buildings of Chelsea Square have an average price of over £16 million.
Formula One boss Bernie Ecclestone used to live in a £4 million property on the square – a relatively modest home, by the family’s standards (Ecclestone bought a £50 million house on Kensington Palace Gardens in 2001, selling it a few years later, while his daughter Petra owns a £170 million mansion in Chelsea).
The last property to sell on the street went for £21.5 million, according to the Land Registry.

Phillimore Gardens

Mostly comprised of white, stucco-fronted three and four-storey homes, this affluent tree-lined street runs parallel to the south section of Holland Park.
Kenneth Grahame, the author of The Wind in the Willows, lived at number 16 between 1859 and 1932, while actor Alec Guinness is also reported to have lived on the street.
A five-bedroom house with connections to the Hariri family, billionaires who have produced two Lebanese prime ministers, is currently on the market for £19.95 million.
It features a bespoke Boffi kitchen, brand new contemporary interiors and over 5,000 square feet of living space.

This historic backstreet in Mayfair is home to the Saudi Arabian Embassy at Crewe House, private members’ clubs, boutiques, restaurants – and the 60 Curzon development, which was completed in 2023.
Comprised of 32 boutique residences on the site of Mirabelle, a restaurant once frequented by Elizabeth Taylor and Winston Churchill, properties cost up to £25.5 million.
Since it opened, more than half have now sold —largely to American buyers— with values averaging £5,800 per square foot, according to Wetherell.

Inside the £44 million penthouse at 9 Mulberry Square

Mulberry Square is another new entrant to the list, thanks to super-prime development Chelsea Barracks.
The whole development, when completed, will comprise 448 homes, with townhouses, luxury apartments and penthouses at Mulberry Square.
9 Mulberry Square, the development’s most recently launched building, contains 48 new homes and features a championship tennis court, a 25-metre swimming pool and access to The Garrison Club at Grenadier Gardens. Its penthouse apartment is currently for sale for £44 million.
Sales at the development, it was reported in October, have now passed the £1.5 billion mark, with 70 per cent of the properties at 9 Mulberry Square now sold.

Houses on the Little Boltons

In South Kensington, this exclusive street runs parallel to its grander sibling, The Boltons. Both are part of the Boltons Conservation Area, built by the Gunter family between 1850 and 1870.
Both are prestigious addresses where properties change hands infrequently, but the slightly smaller Victorian villas and stucco-fronted townhouses of The Little Boltons come on the market more often.
That’s not to say they’re small, though. Houses on the street, like number 30, which sold for £24.7 million in 2023, are likely to have generous rear gardens, some 8,000 square feet of space and basement extensions with facilities like cinema rooms, gyms, bars and staff accommodation.
Recent sales include a flat, which sold for £3.95 million earlier this year, and number 11, which went for £18.7 million at the end of last year.
